Artificial Grass in Northmead

Northmead and Parramatta share a council, a postcode neighbourhood and a rates notice, and almost nothing about the ground under them. The NSW Government's soil landscape mapping splits the Parramatta suburb polygon into shale clay plus a substantial slice of river-flat alluvium, the unit it associates with seasonal waterlogging and localised flooding. Run the same mapping over Northmead and the alluvium is simply not there. What comes back instead is a four-way mix of shale hill and slope units with a sandstone fraction at the margins. That single difference changes the first question an installer should be asking on a Northmead block. It is not "how do we get water out of ground that holds it", which is the Parramatta flats problem. It is "where is water already travelling across this yard, and what happens to it when we put a compacted base in its way". Same council, different ground

Here are the two inventories side by side, both produced from the same NSW Government soil landscape dataset by the same geometric method.

Northmead: Luddenham 39.7%, Blacktown 28.5%, Glenorie 16.6%, Hawkesbury 7.7%, with 99.9% of the suburb polygon mapped.

Parramatta: Blacktown 54.4%, Birrong 23.2%, Lucas Heights 9.7%, Disturbed Terrain 6.7%.

The number that does the work is Birrong. It is an alluvial unit, the soil that forms where a river has repeatedly dropped its load, and the mapping characterises it with three phrases: "seasonal waterlogging", "localised flooding" and "saline subsoil". Close to a quarter of the Parramatta polygon carries it. In Northmead the alluvial share is effectively nil. Every one of Northmead's four mapped units is a shale-derived hill or slope landscape or, in the Hawkesbury fraction, sandstone country.

That is a real distinction and it is not a matter of degree. A floodplain soil and a shale slope soil fail in different directions. Floodplain ground holds water and stays wet, so the design problem is getting water away from a surface that has nowhere obvious to send it. Slope-and-ridge ground sheds water, so the design problem is intercepting what arrives from uphill before it undermines or silts up what you have just built. One caveat that binds everything below. These percentages describe the whole suburb polygon at 1:100,000 mapping scale, roads, parks, schools and reserves included. They tell you the composition of Northmead, not the composition of your backyard, and a site check is the only way to know your block.

What Northmead's four units actually ask of a base

Most Sydney suburbs in this dataset are dominated by one unit. Northmead is not: the largest, Luddenham, accounts for under two fifths, and four units are needed before the polygon is nearly accounted for. That is worth translating into build terms rather than leaving as trivia, because each unit hands an installer a different instruction.

Luddenham, 39.7%. Shale with a sandstone member through it. The drainage descriptor is "localised impermeable highly plastic subsoil", and reactivity is "moderately reactive" with "High shrink-swell (localised)". The word doing the heavy lifting is localised. This is ground that is not uniformly bad, but can turn impermeable in patches, which is why an installer who digs one inspection hole and generalises from it can still be surprised in the far corner.

Blacktown, 28.5%. The Cumberland Plain workhorse clay: "poor soil drainage", "Low permeability", "moderately reactive highly plastic subsoil". Water arriving at this subsoil leaves slowly, so the crushed-rock base has to carry and move what the ground will not accept.

Glenorie, 16.6%. Also shale-derived, described as "Low permeability" with "Seasonal waterlogging (localised)" and again "moderately reactive". Similar instructions to Blacktown, slightly less emphatic.

Hawkesbury, 7.7%. The odd one out and the only free-draining member: sandstone country with more than half the area as rock outcrop, giving "shallow, stony, highly permeable soil". Where a yard sits on this, drainage stops being the problem and excavation depth starts being one, because there may not be much soil above rock to dig into.

Three of the four are moderately reactive clays, meaning ground that swells with moisture and shrinks as it dries. Synthetic turf does not care about that in itself, but the base sitting on it does: reactive movement is what turns a base that was screeded flat in March into a surface with a slow hollow in it by the following summer. The counter is depth, correct material, proper compaction in layers and falls that actually run. Water that crosses a block instead of sitting on it

On floodplain ground the water problem is vertical: rain lands, the subsoil will not take it, and it stays. On the kind of shale hill and slope units mapped across Northmead, the problem is more often lateral. Water that falls on a neighbouring block, a driveway, a roof or a paved side path does not stop at the fence. It travels, and it arrives at the low side of your lawn as a sheet or a concentrated run rather than as rainfall.

That reframes what a good quote is measuring. Instead of asking only how deep the base has to be to store water until the subsoil takes it, the questions become: where does water enter this yard, where does it currently leave, and does the finished turf level sit above or below those points. A compacted base is a firm, permeable slab of crushed rock roughly 75 to 100 millimetres thick, and putting one across the path of an existing overland flow without accounting for it does one of two things. Either the base becomes a low dam and water backs up against its uphill edge, or the flow passes through the base and starts carrying fines with it, which over time is how a lawn develops soft spots and a shallow gully under the pile.

The fixes are ordinary and cheap when they are priced at the start. An intercept drain, usually a slotted pipe in aggregate, across the uphill boundary so arriving water is caught before it reaches the turf. Edging that is a barrier rather than just a trim, so the base cannot wash out sideways. Falls set deliberately, so the surface sends water to a defined outlet instead of wherever the old lawn happened to slope. And an honest answer about where that outlet is: a stormwater pit, a garden bed with capacity, or the street. None of these are exotic, but all of them are line items, and an installer who has not walked the yard cannot know which apply.

You can gather most of the useful information yourself for free. Stand outside during the next decent downpour and watch: where the water enters, where it pools even briefly, where it leaves, and how long the last wet patch stays wet after the rain stops. Mature gardens, tree roots and shade

Northmead is largely post-war detached housing on regular blocks, with some newer townhouse infill, and the gardens have had decades to establish. That is pleasant to live with and it is a genuine complication for a turf job, in a way that a brand-new estate lot on the same clay simply does not present.

Roots are the first of it. Excavating 100 millimetres or so across a lawn that sits inside the drip line of an established tree means cutting roots, and the two considerations pull against each other: the tree's health, and the fact that surviving roots continue to thicken under a base and can lift it years later. Sensible answers exist, including keeping the turf outside the worst of the root zone, using a root barrier along one edge, or accepting a garden bed where the lawn used to run right to the trunk. What does not work is pretending the roots are not there and screeding over them.

Shade is the second, and it cuts both ways. The trade-off is that a shaded, sheltered lawn under mature trees stays damp longer and collects leaf litter, so drainage detail and the willingness to keep the surface clear matter more than they would on an open block.

Third is the simple fact that older yards have history under them. Removed clotheslines, old paths, a filled pond, a decommissioned pool, a slab where a shed used to be. The nature strip, and what a Northmead quote turns on

On the verge, the City of Parramatta's position is worded softly rather than as a flat rule. Its nature strip guidelines list synthetic turf among the things to avoid on the strip, and the Council may require a non-complying installation to be removed. That is not a ban and we will not describe it as one, but it is a clear steer, and the verge is council land no matter who mows it, so the sensible course is to ask the Council directly before spending money there. In Northmead the product tier is usually not what separates two quotes. The ground is. Excavation that hits sandstone shallower than expected, extra tip loads from a yard with old paths or slab under it, root work around established trees, an intercept drain along the uphill boundary, longer edge runs on an irregular block, and a small total area over which fixed travel and setup costs get spread: those are the movements. Which is why comparing quotes on the headline rate alone is a mistake, and why the useful comparison is what each one includes. Northmead's soil map lists four different units. Does that mean nobody can price my yard?

It means nobody can price it accurately from a map, which is true everywhere and just more obviously true here. Four units are needed before Northmead's polygon is accounted for, and the largest, Luddenham, is under two fifths. Three of the four are moderately reactive shale-derived clays that behave broadly alike for base-building purposes: dig, compact in layers, set falls, screed. The fourth, the Hawkesbury sandstone fraction at 7.7%, is the genuine outlier, described as "shallow, stony, highly permeable soil" over rock outcrop. What is an intercept drain and would my Northmead block need one?

It is a slotted pipe laid in aggregate along the uphill boundary of the turf area, catching water travelling across the block before it reaches the base. Whether you need one depends entirely on your yard, not your suburb. The test is simple and free: during the next solid downpour, go outside and watch where water enters the yard, where it runs and where it leaves. If a defined flow crosses the area you want turfed, or arrives off a neighbour's paving, a driveway or a downpipe, raise it when you enquire. Priced up front an intercept drain is a modest line item. Can I put synthetic turf on my nature strip in Northmead?

Third, how falls are being set and where water is directed to, by name: a stormwater pit, a garden bed, the street. Fourth, what happens if the dig turns up rock, an old slab or a filled feature, and whether that is a variation or already allowed for.
