Three soil landscapes, no majority
The figures below come from intersecting the NSW soil landscape polygons with the Fairfield suburb boundary. They cover 99.1% of the polygon, so almost nothing is unaccounted for, and the descriptive phrases are quoted straight from the published soil landscape reports rather than reworded by us.
- Blacktown, 43.6%. Wianamatta shale. Drainage described as "poor soil drainage", with "Seasonal waterlogging" and "Low permeability". Reactivity: a "moderately reactive highly plastic subsoil", with "High shrink-swell (localised)".
- Berkshire Park, 29.7%. Tertiary terrace deposits. Drainage: "impermeable subsoils" and "localised seasonal waterlogging". Reactivity: "slightly reactive to stable".
- South Creek, 25.1%. Quaternary alluvium, in plain terms a floodplain. Drainage: "flood hazard, seasonal waterlogging, localised permanently high watertables". Reactivity: "Subsoil materials are moderately reactive in some locations, while surface soils are generally stable".
- Richmond, 0.7%. A sliver at the edge of the polygon. We name it for completeness and say nothing more about it, because attributing behaviour to less than one percent of a suburb would be theatre.
Read those three descriptions side by side and the pattern is obvious once pointed out. All three mention waterlogging. Only one of them, Blacktown, pairs waterlogging with a subsoil that is both highly plastic and moderately reactive, which is the combination people mean when they talk about Cumberland Plain clay heaving and cracking. Berkshire Park shares the impermeable subsoil but is rated at the calm end of the reactivity scale. South Creek's headline risks are flooding and a water table rather than shrink-swell, and its surface soils are described as generally stable. Three drainage problems, one of which is also a movement problem, one of which is a water table problem, and none of which is fixed by the same base build.
Two caveats attach to every soil figure we publish. First, these percentages describe the entire suburb polygon at 1:100,000 scale, roads, parks, creek corridors and commercial land included. They describe Fairfield, not any back yard in it. Second, the reports themselves are explicit that they are an inventory of landscape properties, not a substitute for looking at a site. In a suburb split three ways, that matters more than almost anywhere else, and we return to it below.
Why a "clay base" quote is the wrong quote for much of Fairfield
Across western Sydney, synthetic turf quotes tend to carry a standard paragraph about clay. It usually says something like: reactive soil, so we excavate deeper, compact hard, and allow for movement. On a Blacktown shale block that paragraph is doing real work. Applied to the whole of Fairfield, it is a template pretending to be a diagnosis, because roughly 55% of the suburb's mapped area is not shale clay at all.
Take each third in turn, because the base-prep conversation genuinely differs on each.
On the Blacktown shale (about 44%). Two problems arrive together: the ground moves, and water cannot get away through it. The plastic subsoil swells when wet and shrinks when dry, so a base laid straight on it will follow those cycles, and a shallow or lightly compacted profile can end up with soft spots and ripples after a couple of wet winters. At the same time, the "Low permeability" means that whatever rain lands on a synthetic lawn and passes through the backing has to go somewhere other than down. On this ground, the conversation is about excavation depth, the thickness and compaction of the crushed rock layer, and a deliberate fall or drainage path so the base is never sitting in its own puddle. It is the conversation the standard clay paragraph is written for.
On the Berkshire Park terrace (about 30%). Here the standard paragraph is half wrong. The subsoils are described as "impermeable", so the drainage half of the problem is fully present, but the reactivity rating is "slightly reactive to stable", which means the movement half largely is not. Over-specifying for heave on this ground is not dangerous, it is just money spent on the wrong thing. What matters far more is the drainage path: where water that reaches the bottom of the base actually goes, whether the falls run toward a legal discharge point, and whether an ag line or a sump is needed because the subsoil is not going to accept it. A quote that spends its words on shrink-swell and none on where the water exits has misread the block.
On the South Creek floodplain (about 25%). Now the conversation shifts again. Surface soils here are described as "generally stable", so movement is a secondary concern unless the subsoil in that specific spot happens to be one of the moderately reactive locations. The primary constraint is water from below and water from across: "localised permanently high watertables" and "flood hazard". A permanently high water table is not a drainage-design problem in the usual sense, because there is no drier layer to drain into. The questions become how deep the excavation should go, whether the aggregate layer will sit above or inside the wet zone, and how the finished level relates to the surrounding ground in an area that the mapping flags for flooding. Sometimes the right answer on floodplain ground is a shallower profile built up rather than dug down, which is close to the opposite of the deep-excavation instinct that clay country trains into installers.
So the same fake grass, laid in three Fairfield yards, can legitimately need three different base builds: deep, compacted and drained on the shale; drained above all else on the terrace; shallow and level-aware on the floodplain. The proportions and the priorities are what change, and they should change in the quote, not just in the installer's head.
We say nothing here about artificial fill. Fairfield's mapping does not flag it, so that subject stays with the suburbs where it is mapped, including the Bankstown page linked further down.
The map cannot tell you which third you are on
Everything above is true of the suburb. None of it is a statement about your address.
The soil landscape mapping was drawn at 1:100,000. At that scale, one millimetre on the map is one hundred metres on the ground, so a whole residential street can sit inside the width of a boundary line. The units are regional patterns, and the boundaries between them on the map are approximations of transitions that in reality are gradual and irregular. In a suburb where the shale gives way to the terrace and the terrace gives way to the floodplain, there are a great many blocks near those transitions, and the map has no way of saying which side of the line any of them falls on. It was never designed to. Its authors describe it as an inventory of soil and landscape properties, and they say plainly that it does not replace a site investigation.
What does beat the map is fairly ordinary. An installer standing in the yard can dig a test hole and see whether the subsoil is a plastic, sticky clay that smears and holds a fingerprint, a stiffer, paler terrace material, or an alluvial profile that is damp lower down than the recent weather explains. They can look at how the existing lawn behaves after rain, where water pools, whether paths and fences show signs of movement, and how the block sits relative to the surrounding ground. If the stakes are high enough, a geotechnical soil report for the property gives a definitive answer, and a house that has been extended in the last couple of decades may already have one on file with its engineering drawings. Any of those is a better basis for a base specification than a percentage on this page.
The practical rule follows. If a quote for synthetic grass in Fairfield arrives without anyone having looked at the ground, and it contains a confident paragraph about clay, ask which of the three mapped units the writer thinks the block is on and how they know. A good answer sounds like "we dug a hole". A poor answer sounds like "Fairfield is clay". The first installer is quoting your yard. The second is quoting the suburb.
There is a second reason the site look matters here, and it concerns dogs. Pet turf relies on urine rinsing through the backing and then leaving through the base, and "leaving" means something different on each of the three thirds: through a drained profile on the shale, along a designed exit path on the terrace, and into a wet zone that may already be full on the floodplain. Water rules, summer heat and the strip out the front
Three things that come up in almost every Fairfield enquiry, none of them about soil.
Watering. Sydney Water's Water Wise Guidelines are permanent and enforceable. Lawns and gardens may only be watered with drinking water before 10am and after 4pm, by hand-held hose, sprinkler or watering system, and the fine for an individual who ignores that is $220. Drip and smart irrigation are exempt. Newly laid natural turf gets a 28-day window of unrestricted watering to establish, a fair reminder of how thirsty a new lawn is on ground that either sheds water or drowns in it. The water case for an artificial lawn is exactly that: a bill you stop paying and a timing rule you stop planning around. It is not a rebate. No council, state government or water utility anywhere in Australia offers money toward replacing a lawn with synthetic turf, and anyone implying otherwise is wrong.
Heat. Artificial turf gets hotter than living grass, and in full western Sydney summer sun it can get very hot indeed. Research from Western Sydney University led by Dr Sebastian Pfautsch has reported unshaded synthetic surfaces reaching extreme temperatures, and the honest guidance is to plan for it rather than pretend it away. Lighter colours run cooler, shade from a tree or a sail makes the biggest difference, and a quick hose in the late afternoon (inside the watering window, note) drops the surface for the evening. Where a supplier says a particular yarn or infill is "30% cooler" or similar, treat it as that supplier's claim and ask for the test it rests on. We do not repeat those figures as fact.
The nature strip. Fairfield sits in Fairfield City Council. We could not find a published Fairfield City Council position on synthetic turf on nature strips, in either direction. That is a statement about what we could locate, not about what the rules are, and it is not permission. The verge between your front boundary and the kerb is council land, so if you want to lay turf there, put the question to Council in writing and keep the reply before any work starts. None of that has any bearing on your own front or back yard, which is private land and is not a nature strip.
What synthetic turf costs in Fairfield
The product bands are the same across Sydney, and they come from published Australian supplier and industry guides rather than from us. A budget artificial grass installs for roughly $75–95 per square metre. A mid-range product sits around $95–130. Premium turf starts near $130–160+ per square metre installed. On lifespan the sources disagree with each other, so we give the spread: supplier tiering runs from 5–8 years at the budget end to 15–20+ at the top, other trade sources say 8–10 years is typical with 20 possible, and CHOICE has reported well-maintained premium turf lasting up to 25. Call it 8–20+ years depending on product, sun exposure and care, and read the warranty for what it actually covers, which is usually UV fade and fibre loss rather than base failure.
What the three-way soil split does to those numbers is simple to describe and impossible to predict from a desk. Industry rules of thumb put a typical job at roughly 40% materials, 30% base preparation and 30% labour. In Fairfield the base-preparation share is the one that moves, and it moves in different directions on different thirds. A shale block may need deeper excavation and more crushed rock than the standard allowance. A terrace block may need less depth but a drainage line and a discharge point that were not in the template. A floodplain block may need less digging again but more thought about finished levels. Two neighbours a street apart can receive honest quotes that differ by a meaningful amount for the same product on the same area, and neither installer has done anything wrong.
The defence against that uncertainty is itemisation. Ask for the turf rate, the excavation, the base material, any drainage work, spoil disposal and any access allowance as separate lines. A single number per square metre hides exactly the part of the job that Fairfield's ground makes variable. It also makes it impossible to tell a quote priced from a satellite image apart from one priced from a hole in your lawn.
On timing, we publish nothing, because no Australian installer publishes reliable figures by job size and we will not invent them. Ask once the block has been seen; the base work drives the answer, not the area of synthetic grass.

Which of the three Fairfield soil types is my block on?
We cannot tell you, and neither can the map. The percentages on this page (Blacktown 43.6%, Berkshire Park 29.7%, South Creek 25.1%) describe the whole suburb polygon at 1:100,000 scale, where a single boundary line is wider than a residential street. They say that Fairfield is split three ways; they do not say which way your yard falls. The reliable methods are ordinary: an installer digging a test hole and reading the subsoil, watching where water sits after rain, or, if the job justifies it, a geotechnical soil report for the address. If your house has been extended recently, there may already be one with the engineering drawings. Ask for that look before you accept a base specification.
Does the 1:100,000 map tell me anything useful about my own yard, then?
Yes, but indirectly. It tells you that a generic western Sydney clay assumption is a coin toss in Fairfield rather than a safe bet, and that is worth knowing before anyone quotes. On a Blacktown-dominated suburb, assuming reactive clay is right nearly nine times in ten. Here it is right a bit under half the time, with the rest split between a terrace unit that drains badly but barely moves and a floodplain unit where the water table is the issue. So the map's real message is a question to put to whoever quotes you: what do you think is under this lawn, and what did you do to find out? The answer to that is more valuable than any percentage.
Why does a clay base spec matter if the turf itself is the same everywhere?
Because the grass is the part of an artificial lawn least likely to fail. What fails is the base: it settles unevenly, holds water, or moves with the ground beneath it, and the turf on top simply reports the problem as ripples, soft patches or a puddle that never clears. A clay spec assumes the ground moves and drains poorly, so it goes deep and compacts hard. On the terrace third of Fairfield that spends money on movement that the mapping rates as slight to stable while potentially under-thinking the drainage exit. On the floodplain third it may dig toward a water table that would be better left alone. The right base is the one matched to the actual ground, and the wrong one costs the same to lay.
My yard floods a little after heavy rain. Can synthetic grass still go in?
Often yes, but the design has to start from the water rather than from the grass. A quarter of Fairfield is mapped as South Creek alluvium, whose published description includes flood hazard, seasonal waterlogging and localised permanently high water tables. On that ground, the usual questions about compaction and depth give way to different ones: how deep is the wet zone, will the aggregate layer sit above it or inside it, and how does the finished surface relate to the levels around it when water arrives from elsewhere. An installer may reasonably propose a shallower profile built up above existing grade rather than a deep excavation. Fake grass itself is unbothered by getting wet; the base underneath is what needs to be planned for a yard that occasionally becomes a shallow pond.
What does a permanently high water table mean for the base under artificial turf?
It means there may be no dry layer below the base for water to drain into, at least in the places the mapping flags. Ordinary drainage design assumes water falling on the turf passes through the backing, moves through the crushed rock, and then exits either sideways to a discharge point or downward into the subsoil. If the subsoil is already saturated to within a metre or so of the surface, the downward route is closed for good, not just in a wet week. The consequences are about where the base sits: keeping the aggregate above the wet zone, providing a sideways exit that reaches somewhere legal, and accepting that excavating deeper simply gets you closer to the water. None of this rules out synthetic turf. It rules out ignoring the water.
The terrace part of Fairfield is rated stable. Does that mean it is easy ground?
Easier on one axis, not on the other. Berkshire Park's reactivity is published as slightly reactive to stable, so the shrink-swell movement that makes shale clay a nuisance is largely absent, and a base on it should hold its shape well. Its drainage, though, is described with the word impermeable, plus localised seasonal waterlogging. Water that reaches the bottom of the base will not soak away; it has to be given somewhere to go. So the terrace third is easy for levelling and compaction and demanding for drainage design. The failure mode on this ground is not a rippled lawn, it is a saturated base that stays wet for weeks, which shows up as smell, moss, and a spongy feel underfoot. A drainage line and a proper exit are the conversation.
How much does artificial grass cost in Fairfield per square metre?
Published Australian supplier figures give three bands, and they apply in Fairfield as they do across Sydney: budget product around $75–95 per square metre installed, mid-range around $95–130, and premium from around $130–160 and up. What is real is the saving on the other side of the ledger. Sydney Water's permanent rules restrict watering lawns with drinking water to before 10am and after 4pm, with a $220 fine for individuals, and a living lawn on ground that either sheds water or sits in it needs a lot of watering to look decent through a western Sydney summer. Stop paying for that and stop planning around the clock, and that is the water case for an artificial lawn. It arrives as a smaller bill, not as a cheque.
Can I put fake grass on my nature strip in Fairfield?
Ask Fairfield City Council in writing before you do anything, because we could not find a published Council position on synthetic turf on nature strips. We want to be precise about that: it is a statement about what we were able to locate, not a claim that a rule exists or that one does not. The verge between your front boundary and the kerb is council land, and works on it are a matter for Council regardless of what has or has not been published. Sydney councils have gone in every direction on this question, so what a friend was allowed to do in another LGA tells you nothing. Your own front and back yard are a different matter entirely: private land, not a nature strip, and none of this applies there.
How long will an artificial lawn last on Fairfield's ground?
The honest range is 8–20+ years, and the spread reflects real disagreement between sources. Supplier tiering puts budget product at 5–8 years, mid-range at 10–15 and premium at 15–20 or more; other trade sources say 8–10 is typical with 20 achievable; CHOICE has reported well-maintained premium turf reaching 25. Sun exposure and product quality drive most of that.
